The Uttar Pradesh housing department has recently announced a notification allowing for the installation of solar panels on rooftops of various properties, including residential, commercial, and institutional buildings and units. This decision was shared with the vice-chairmen of development authorities, housing commissioner, and chairpersons of special development authorities in the state for implementation.
This relaxation will be granted to all properties without calculating the building height for installations up to 4.5 meters. The building height will be calculated as per the usable area and not the tallest structure on the terrace.
The Lucknow Development Authority's vice-chairman, Indramani Tripathi, further stated that an FAR (Floor Area Ratio) of 1.75 is being offered to owners of plots up to 200 meters. Similarly, different FAR is applicable for other property segments as per the plot size. The exemption will be granted for other developments as well.
Officials have revealed that the previous by-laws of 2008 only allowed for a third of the rooftop space to be used for solar panel installation, head of staircase, storeroom, room, or other structures. However, with the new notification, the area under the solar panel can be used as well.
