Tamil Nadu Urban Development Board to develop apartments for the poor in Panjapur

The Tamil Nadu Urban Habitat Development Board (TNUHDB), formerly known as Tamil Nadu Slum Clearance Board (TNSCB), has proposed to construct an affordable housing project for the urban poor in Panjapur, close to the upcoming Integrated Bus Terminus (IBT). The TNUHDB has requested the district administration to allocate 15 acres of land within the Trichy corporation limits to develop high-rise residential towers that are more than 18.30 metres tall.

The board believes that such housing projects for the urban poor are essential, considering the employment opportunities to be generated by investments announced in Panjapur over the last two years. These investments include an olympic sports academy, truck terminal, multi-utility commercial complex, and Tidel Park. According to a TNUHDB official, they plan to construct multiple high-rise residential towers, with each tower having at least seven floors. On one acre of land, a minimum of 120 dwelling units can be constructed.

The TNUHDB has been planning the district's largest affordable and compact housing project for economically weaker sections (EWS) and low-income groups (LIG) for about two years. A proposal seeking land in Panjapur for developing the housing units has been submitted by the board. The application for land allocation is currently under consideration by the district administration. The TNUHDB has completed a comprehensive design plan for the Panjapur project on Trichy-Madurai national highway, which includes basic amenities.

If the housing project materialises, it will be the third high-rise project for TNUHDB in the area after Vannarapettai and Jailpettai. Meanwhile, the construction works for Jailpettai Phase II (high-rise tower) near Marakkadai and Srirangam Phase II on Panjakkarai road in the city are complete. The expansion projects in Srirangam and Jailpettai will have 106 and 64 residential units, respectively. Works for adding basic amenities are nearing the final phase, and allotments will soon be made for both projects.

The TNUHDB's initiative to develop affordable housing for the urban poor in Panjapur is commendable. With the proposed investments in the area, the demand for affordable housing is likely to increase, and the TNUHDB's project will provide a solution to the issue. The board's plan to construct high-rise towers with basic amenities is expected to provide a comfortable living environment for the economically weaker sections (EWS) and low-income groups (LIG).

Additionally, the construction of high-rise towers will make the most of the available land space in urban areas, which is an excellent approach to tackle the issue of increasing population density in cities.
