Manikonda is a rapidly developing residential locality situated in the western outskirts of Hyderabad, Telangana. It has emerged as a preferred destination for homebuyers seeking a serene living environment away from the hustle and bustle of the city. Manikonda caters to diverse budgets and preferences. On the high end, a luxurious apartment in Lanco Hills Technology Park commanded a price tag of INR 2.2 crores, attracting luxury homebuyers. Conversely, a budget-friendly option in RS Divya Nidhi Nilayam was available for just INR 24.2 Lakhs, providing an excellent opportunity for value-conscious buyers.
The apartment sizes varied greatly, with the largest unit spanning 4,770 square feet in ARKA by TEAM4 LifeSpaces and the smallest being 1,090 square feet in Brindavanam Apartment. This versatility ensures that Manikonda caters to everyone, from families seeking spacious homes to individuals preferring compact living spaces.
Most apartments sold were in the coveted 2,000 to 3,000 square feet range. However, more than 20% were between 1,000 square feet and 2,000 square feet. The apartment sales between 3,000 - 4,000 square feet and 4,000 - 5,000 square feet contributed 11% of the total sales.
Prices per square foot in Manikonda ranged from INR 1,691 to INR 7,991, with an average of around INR 2,766. Close to 85% of the apartments sold in March fell within the INR 1 crore range, catering to a large segment of homebuyers. However, the area also caters to luxury buyers, with about 13% of apartments priced between INR 1 crore and INR 2 crores. Additionally, 2 flats were sold above INR 2 crore.
As March ended, Manikonda emerged as a real estate hotspot, offering a harmonious blend of affordability, luxury, and versatility. With its modern amenities, excellent connectivity, and diverse range of properties, this area has something for everyone seeking a comfortable and convenient lifestyle.
