DLF announces commercial and residential ventures in Gurugram and Panchkula

DLF Limited, a prominent real estate developer, has unveiled plans to launch a commercial plotted development project called "Central 67" in Gurugram and a low-rise residential township named "The Valley Orchard" in Panchkula, both situated in Haryana. These projects, covering a combined area of approximately 25 acres, are estimated to generate over Rs 1,400 crore in revenue. "Central 67," a commercial plotted development spread over 8.6 acres in Gurugram's Sector 67, features shop-cum-office (SCO) plots and is strategically located adjacent to the Sohna Elevated Road, offering excellent connectivity options, especially as it transforms into the Delhi-Mumbai Expressway from Sohna.
Aakash Ohri, Joint MD and Chief Business Officer of DLF Home Developers Ltd, shared insights into the projects, revealing that "Central 67" consists of 75 plots, and the project is already sold out, anticipating revenue of around Rs 750 crore. The adjacent venture, "The Valley Orchard," is a low-rise township sprawling across 15.83 acres. The first phase of this township, featuring 350 units, has been completely sold out, generating an expected revenue of approximately Rs 700 crore. An additional 70 units will be introduced in the later phase of the project, with a total development area of 1.1 million square feet. Furthermore, DLF is gearing up to launch another residential project in Panchkula.
"The Valley Orchard" project offers 3BHK-plus-study and 3BHK residences, situated in blocks that include a basement, a stilt, and four independent floors. Nestled in the foothills of the Shivaliks mountain range, the township overlooks the Kaushalya River, adding to its allure. The commercial project "Central 67" spans around 14,300 square yards, adopting a structure of basement-plus-ground-plus-four floors, catering to both retail and office purposes, with a building height reaching up to 15 meters.
Positioned at the Sohna Elevated Corridor, "Central 67" promises seamless connectivity to major business hubs and cities via the Delhi-Mumbai Industrial Corridor. It strategically links to Gurgaon, Sohna, and Delhi through multiple access points from Golf Course Extension Road, Sohna Road, and SPR (Southern Peripheral Road), providing convenient accessibility across key areas.
DLF, which reported a consolidated net profit of Rs 629 crore in the second quarter of the current fiscal year, reflecting a 29% YoY increase, aims to achieve sale bookings of about Rs 13,000 crore during this fiscal. The company has demonstrated robust performance, with total income from operations reaching Rs 1,476 crore in July-September 2023, compared to Rs 1,360 crore in the corresponding period of the previous year. DLF's sales bookings touched Rs 2,228 crore in Q2, with gross margins standing at 57%, and the company achieved net cash-positive status during the same period. These new projects align with DLF's strategic growth plans and capitalize on the strong demand in the real estate market.
