The Bhubaneswar Development Authority (BDA) has made a significant shift in its focus, aiming to provide affordable housing options for economically weaker sections (EWS) and lower-income groups (LIG). This pivotal change in strategy was announced by BDA chairman G Mathivathanan during the authority's 41st foundation day celebration. According to Mathivathanan, private real estate developers who undertake projects on government-owned land will now be required to allocate 10% of the housing units in their projects for EWS and LIG beneficiaries.
The key feature of this initiative is that these dwelling units will be made available to the lower-income groups at a highly subsidized rate of Rs 1,780 per square foot, ensuring that housing becomes more accessible to those who need it most. Up until now, the BDA has already allocated four parcels of land to developers for this purpose, and there are plans to further expand this initiative in the near future.
Additionally, the BDA is actively working on the allocation of 128 2BHK flats in K-9B Kalinga Nagar within Daya Enclave. These flats are intended for the middle-income group, and the process of selection has already begun, with 109 allottees chosen through a lottery system. The flats will soon be handed over to the lucky beneficiaries.
Furthermore, the BDA has ambitious plans for two other housing projects in Subudhipur and Patrapada. These projects aim to provide affordable housing to the citizens, with a total of 870 residential flats set to be made available and allotted to buyers by the end of the year.
Shifting focus to city development, BDA vice-chairman Balwant Singh emphasized the authority's efforts in creating a comprehensive development plan (CDP) for the newly added villages within the BDA planning area. This new plan seeks to align with the existing CDP from 2010, with the primary goal of fostering sustainable and balanced growth for the extended areas of the state capital. Singh mentioned that the public notification for the proposed land map will be issued soon to solicit suggestions and objections from the public.
Another noteworthy development is the BDA's plan to establish a New City on 95% government-owned land in Daspur and Gothapatana. This visionary project is expected to stimulate multi-brand economic development in a dynamic urban setting, offering diverse economic opportunities to the local community and beyond.
In addition to housing and urban planning, the BDA officials have also highlighted their commitment to community development. They announced the construction of three new burial grounds to meet the growing needs of the population. Furthermore, there are plans in motion to create a wholesale market spanning 10 acres of land in Bhagabanpur, further contributing to the economic growth and vitality of the region.
