Inside Mumbai's Pali Hill, the high-profile residential destination for Bollywood's elite

Mumbai city is a potpourri of culture, business, art and commerce. Known as the financial capital of the country, Mumbai is also home to several Bollywood heavy weights. Superstars such as Amitabh Bachchan, Shah Rukh Khan and Salman Khan as well as producers like Karan Johar and Aditya Chopra own homes in the city. Over the years, certain micro market such as  Juhu, Pali Hill and Band Stand have come to be known as celebrity hotspots on account of many with notable celebrities having purchased homes there.

Pali hill, a prominent locality within Bandra, holds a particular allure for property buyers. This coveted neighbourhood is well-known for its serene ambiance, lush green surroundings, and picturesque views. Its strategic positioning allows easy access to both the bustling city centre and the scenic coastal areas, making it an ideal residential destination.

Recently famed Bollywood film producer and director Dinesh Vijan of Maddock Films purchased a duplex apartment in Pali Hill for  approximately Rs 100 crore. The duplex flat spreads across the 15th and 16th floor of a 22-storey building, offering partial views of the Arabian Sea. The total size of the flat is said to be approximately 7,800 square feet carpet area.

The deal is said to have been done directly with the developer, i.e., Keystone Developers who sells real estate under the brand name of Rustomjee. The project is said to be a redevelopment of an old housing society by the name of Parishram. The entire project is situated on a half an acre plot of land on Nargis Dutt Road in Pali Hill. The proposed date of completion as per the MahaRERA website is January 2026.

According to information available on indextap.com, Mr Vijan is said to have paid approximately Rs. 6 crores in stamp duty alone. The entire deal is said to have been closed at an approximately rate of Rs 1.3 lacs per square foot, making the total payable for the flat a little over Rs 100 crores. It is being touted as one of the most expensive residential property deals in the country in the recent times.

Pali Hill is also home to many prominent celebrities. Jhanvi Kapoor and her family recently purchased a duplex in the same neighbourhood for Rs 65 crores. Suniel Shetty too recently invested in a sprawling 3,480 square feet apartment in Pali Hill for Rs 25 crores. Earlier this year, Alia Bhatt's production house, Eternal Sunshine Production, purchased a residential unit in Pali Hill for Rs 37.8 crores.

 

These high-profile purchases by celebrities and notable personalities have contributed to the growing interest in properties in the neighbourhood, solidifying its status as a premium residential area in the western suburbs of Mumbai. The low crime rate and ample privacy make this micro market all the more attractive for celebrities seeking a peaceful retreat from the media glare. The exclusive nature of the locality ensures a sense of tranquillity while being in the heart of a vibrant metropolis like Mumbai.
