The CMDA has already taken remarkable strides by integrating its software with the Greater Chennai Corporation and other local bodies within the expansive Chennai Metropolitan Area. This innovative integration has facilitated the issuance of online planning permissions for new buildings, streamlining the entire approval process. In a quest for holistic integration, the CMDA is diligently working towards merging its software with the registration department. Once this seamless integration is accomplished, the registration of gift deeds for link roads, OSR land, and other crucial aspects will be expedited through an efficient online system. This forward-thinking approach will eliminate tedious paperwork and facilitate swift registrations.
Furthermore, the CMDA plans to synchronize its software with the Department of Survey and Settlement. This integration will allow an overlay of the approved layout on the revenue sub-division map, granting applicants the convenience of obtaining patta for their land with utmost ease. Notably, this transformative process will address inherent discrepancies often found in layouts. By implementing stringent criteria, the software will scrutinize aspects such as access road blockages and inadequate road widths. Consequently, sketches that do not adhere to these critical standards will be promptly rejected, ensuring optimal layout quality.
As of June 2023, the CMDA had received a total of 241 layout permission applications, approving 32 and rejecting 1. Presently, there are 208 pending applications, indicating a substantial increase in demand compared to the previous year. This surge highlights the need for an efficient and streamlined approval process to accommodate the growing aspirations of builders and layout developers. To ensure a glitch-free and seamless experience, builders and layout developers fervently call upon the CMDA to introduce the concept of deemed approval. Such an approach would further expedite the process, instilling confidence in stakeholders and promoting efficient urban development.
