The Haryana Town and Country Planning Department has recently introduced changes to the policy for licensing industrial colonies/parks, with the aim of promoting industrial clusters across the state. One significant change is the reduction of the minimum required area from 50 to 25 acres. Additionally, the policy now includes a second slab that extends to 100 acres, whereas the previous policy only extended to 200 acres. The new policy does not impose an upper limit on the area that can be used to establish an industrial park or colony.
Under the revised zoning guidelines, a 25-acre industrial colony would allocate 65% of the sellable land, with a minimum of 45% reserved for industrial plots and 20% for residential and commercial space. The commercial space would not exceed 5%. Similarly, for colonies ranging from 25 to 100 acres, a minimum of 40% of the area would be designated for industrial activities, while a maximum of 25% could be utilized for a combination of residential and commercial purposes.
In the case of industrial colonies measuring 100 acres or more, the policy stipulates that at least 35% of the saleable area must be allocated for industrial plots, with an additional 30% reserved for residential and commercial areas. Colonisers would be required to allocate a minimum of 10% of the land in all categories for community services provided by external organizations. To ensure balanced development, the state administration has already initiated plans to establish specialized industry clusters in districts and blocks.
