Ahmedabad civic body to auction off 258 properties over tax dues

The Ahmedabad Municipal Corporation (AMC) has initiated the process of auctioning 258 properties within the city. Following the release of a roster of delinquent properties by the AMC, 55 proprietors surfaced and remedied their tax arrears.

Jainik Vakil, AMC revenue committee chairman, announced that following the publication of the list of 313 individuals who failed to pay their dues by the civic body, 55 of them have now settled their outstanding payments. He mentioned that the AMC has initiated the process of selling properties through auction. He declared that the AMC would additionally disclose the details of any individuals who fail to meet their obligations to the Credit Information Bureau (India) Limited (CIBIL).

The AMC took action in April to place liens on properties that had failed to pay their property tax in order to ensure compliance with payment obligations. The civic entity has imposed a lien on property for the very first time.

Vakil reported that Bandhan Farm located in Jodhpur and Highland situated in Navrangpura have received liens. The full amount owed by Bandhan Farm was eventually retrieved by the AMC. According to him, AMC's future strategy involves implementing a consistent procedure for imposing liens on the real estate assets of individuals who fail to make their payments on time.

The AMC is presently compiling a record of major debtors and intends to impose liens on their properties in the near future. The process of placing liens on 24 properties has already been initiated.

According to records provided by the AMC, the South Zone had the highest number of outstanding payments collected after the identification of defaulters, with the East Zone following closely behind. Out of the total of 55 paid properties, a majority of 33 belonged to the two specific zones.

None of the property owners in the North West and North Zones arrived to settle their outstanding payments. Out of the 258 properties with unpaid taxes, the West Zone has the largest number with 71, while the North West Zone has 61 and the South Zone has 60. Among all zones, the Eastern zone exhibits the smallest count of defaulters, which amounts to only four individuals.

A property lien denotes a lawful right to assets, empowering the holder to acquire possession if outstanding debts remain unpaid. A lien can arise either from a creditor or from a legal decision. The objective of the lien is to ensure that a primary duty, such as the repayment of the loan, is secured. In the case of mortgage payment defaults, property liens can be issued to lawfully repossess assets like a house, boat, or car. The lien does not support the authority to sell but solely maintains ownership of the property.
