Chennai development body issues notice to VR Mall's builder for deviations

The Chennai Metropolitan Development Authority (CMDA) has issued a showcause notice to Ozone Projects Pvt. Ltd, the developer of VR Mall, and its owner/occupier for not adhering to the approved plan for the building. The notice comes after the traffic police highlighted the traffic congestion in front of the mall, which led to a meeting between CMDA officials and the mall management to rectify the situation. However, despite giving them a month's time, no action was taken, resulting in the notice being issued.

An enforcement cell from the CMDA inspected the mall on Jawaharlal Nehru Road on April 26 and found several deviations from the approved plan. One of the major issues was the traffic congestion caused by the direct entry/exit of vehicles from Jawaharlal Nehru Salai. The other entry gates, which were supposed to be utilized for the free circulation of vehicles, were not being used. This was leading to a bottleneck situation, causing inconvenience to the public.

Another significant deviation was the presence of a temporary shed with 30 open shops/stalls (commercial) in the front setback space on the south-eastern side. As per the approved plan, this space was supposed to be a setback area. Moreover, on the 4th floor, where only one swimming pool was approved, two swimming pools were constructed instead. These swimming pools were also of different sizes than those mentioned in the approved plan.

Additionally, the presence of sports courts covered with a net roof and an open gallery in the open terrace area was not covered in the approved plan. These deviations were causing concerns regarding the safety and security of the building.

In light of these deviations, the CMDA has issued a showcause notice to the developer and owner/occupier of the building to restore it as per the approved plan. If they fail to comply, the CMDA has warned that they will initiate lock and seal action. The notice serves as a warning to all developers to adhere to the approved plans and ensure that the safety and security of the public are not compromised.
