The Integrated Industrial Township Greater Noida Limited (IITGNL) has recently approved the launch of its first residential and commercial scheme. This scheme includes the allotment of eight plots on 61 acres of land, which vary in size from 17,400 sqm to 56,300 sqm and are reserved at a price of Rs 43,000 per sqm. In addition to this, IITGNL will soon launch a commercial mix-use scheme with eight plots, ranging from 10,800 to 39,900 sqm, reserved at a price of Rs 74,000 per sqm.
Furthermore, the IITGNL board has also approved a proposal to increase the ground coverage on industrial plots from 35% to 55%, following the approval of the Greater Noida Authority. The public will soon have the opportunity to provide suggestions and objections on this proposal, which will require government approval.
The decision to increase the ground coverage comes after a lack of interest from investors due to the previous 35% coverage rule, resulting in 16 plots remaining vacant. Officials hope that the new proposal will encourage more investors to consider the industrial plots in the township.
The IITGNL board meeting last week also saw the involvement of several prominent companies such as Haier Electronics, Forme Mobiles, Satkriti Infotainment, Chenfeng (LED Company), and J World Electronics, who invested in the township.
Located near Dadri on 747 acres of land, the township is a part of the Delhi-Mumbai Industrial Corridor, a flagship programme of the Central government aimed at developing "futuristic smart industrial cities." The smart township has a plug-and-play infrastructure and an automatic solid waste management system, making it a promising location for businesses.
Overall, the launch of the residential and commercial schemes, along with the increased ground coverage proposal, is expected to attract more investors and contribute to the growth of the township.
