DDA allocates 1,093 housing units for Delhi's Jailorwala Bagh JJ cluster residents in Ashok Vihar

The Delhi Development Authority (DDA) recently conducted a draw of lots for 1,093 households as part of the in-situ rehabilitation project for residents of the Jailorwala Bagh JJ cluster in Ashok Vihar. This initiative is in line with Prime Minister Narendra Modi's vision of providing housing for all, focusing on the rehabilitation of 376 Jhuggi Jhopri clusters under DDA's jurisdiction.

The rehabilitation project aims to improve the living conditions of JJ cluster residents by providing proper amenities and facilities, which include access to clean water, sanitation, electricity, and community services. By July 31, 1,675 EWS flats with an area of 400 Sqft (424.1 Sqft, including circulation area) are expected to be ready for possession at the Jailorwala Bagh site.

The total construction cost incurred by the DDA for this project is Rs 421.81 crore. Eligible families will pay Rs 1.71 lakh, comprising Rs 1,41,000 as the beneficiary contribution for the flat and Rs 30,000 as a maintenance charge for five years. The DDA will subsidize each flat by approximately Rs 24 lakh, making the housing units more affordable for the target population.

Each flat in the project comprises two rooms, a kitchen, a bathroom, a toilet, and a balcony. The flats are constructed using the latest MIVAN technology, where all building components are made of concrete, ensuring durability and low maintenance. Each tower features an open recreational space on the eighth floor, and there are community facilities in Tower C, such as community halls, four shops, an Anganwadi, a classroom, a doctor's clinic, and a children's day-care centre. Lifts are also provided in each tower.

A basement area measuring 11,024 sqm has been constructed for parking, and surface parking is also available. The project site includes ample green spaces, measuring 9,257.70 sqm. The sewage treatment plant (STP) is based on MBBR (moving bed biofilm reactor) technology, ensuring efficient wastewater management. The site will have a triple water supply system, with potable water supplied by the Delhi Jal Board and non-potable water sourced from treated underground water and the STP.

The project site is fenced with a boundary wall for the safety and security of residents. This is the DDA's second in situ rehabilitation project. In November 2022, the prime minister inaugurated 3,024 newly constructed EWS flats at Kalkaji, Delhi, built for rehabilitating slum dwellers under the in-situ slum rehabilitation project. Keys were ceremonially handed over to various eligible beneficiaries of the Bhoomiheen Camp project.
