Samiah Builders promoters apprehended after selling the same plot of land to multiple people

An arrest warrant for the promoters of Samiah Builders was issued earlier this week, after being accused of registering
and selling the same plot of land to multiple individuals. The director Sagir Khan has been taken into custody, while
the owner Zameel Ahmed Khan is said to be absconding. The police is scheduled to issue a lookout notice for him.
Considered to be one of the largest construction firms in Rudrapur, Uttarakhand, Samiah Builders, has accused of
using many customers' names to "register" the same plot of property, taking their money, and delaying the transfer of
ownership. If customers raised objections, they would be threatened and offered a different plot.
The arrest came after a resident filed a report against with local authorities claiming to have paid Rs 16 lakh for a plot
but not receiving posession. Similar complaints were filed by his wife, daughter, and son, who also bought plots in
Samiah Colony but never received possession. Sagir Khan, the company's director, has been detained for forgery, and
Zameel Ahmed Khan, the owner, has fled.
Several high-profile cases of real estate fraud have come to light in recent years, such as the Amrapali Group and
Unitech scams, which together duped thousands of homebuyers of their hard-earned money. The Amrapali Group was
accused of diverting homebuyers' money to other businesses, while Unitech failed to complete projects and deliver
homes to customers. In both cases, the authorities had to step in to rescue the customers and ensure that justice was
done.
In conclusion, the arrest of the director of Samiah Builders for cheating customers by selling the same piece of land to
multiple buyers is a reminder of the rampant fraud in India's real estate sector. The government needs to take urgent
steps to tighten regulations and enforcement mechanisms to protect homebuyers and ensure that builders are held
accountable for their actions. Homebuyers also need to be more cautious and conduct thorough due diligence before
investing their money in real estate projects.
