The Tamil Nadu Urban Habitat Development Board launches a new residential complex in Irungalur

The Tamil Nadu Urban Habitat Development Board (TNUHDB) has launched a new residential complex for low-income groups and economically weaker sections in Irungalur near Manachanallur in Trichy. The project, designed for the urban poor, has 240 housing units built at a cost of INR 21.1 crores. The Chief Minister, M.K. Stalin, virtually inaugurated the project, and the district collector, M. Pradeep Kumar, planted native tree saplings.

The complex has ten blocks, each with 24 units, built in 400 square feet of floor area, with each unit having a bedroom, hall, kitchen, bathroom, and toilet. The TNUHDB's Phase I residential complex in the same area has 540 dwelling units that are already occupied. The Phase II expansion project was undertaken as there was a demand for it, and it is expected to cater to the needs of more beneficiaries.

Allotment of units to beneficiaries is yet to be made, the officials have launched a special camp to issue applications to interested people. To be eligible to apply, an applicant’s annual income should be below INR 3 lakhs and should not own a house of their own.

The TNUHDB's primary objective is to provide affordable housing to low-income groups and economically weaker sections in urban areas. With the demand for affordable housing increasing, the Tamil Nadu government has taken several initiatives to address the housing shortage. In 2021, the government allocated INR 4,000 crore for constructing ten lakh houses under the Pradhan Mantri Awas Yojana (PMAY) scheme. The state government has also introduced the Tamil Nadu Housing Board to provide affordable housing to the urban poor.

The Tamil Nadu Urban Habitat Development Board's (TNUHDB) new residential project for low-income groups and economically weaker sections is a step in the right direction. The project will provide affordable housing options to those who need it the most and help reduce the burden on the unsold inventory in the state.

The government must continue to prioritize affordable housing schemes and work towards implementing them effectively. Apart from PMAY, the government should also encourage private developers to invest in affordable housing projects and provide them with incentives to do so. Further, the government and private developers must work together to make this a reality and ensure that everyone has access to decent housing.
