Ludhiana civic body struggles to recover rent, to start sealing drive

The civic officials of Ludhiana are currently celebrating their record-breaking property tax collection for the year, but they have overlooked the issue of recovering pending rent from tenants of their properties. To tackle this issue, officials are planning to seal the properties of people who fail to clear their dues and have asked concerned officials to submit records so that notices can be distributed. The pending dues to be recovered from tenants’ totals to Rs 12 crore.

The civic body has given over 600 properties on rent or allotment while 28 properties are on lease. These properties are situated in prime locations, but the rent has not been revised for a long time. The rent, which was fixed at a considerably lower amount when allotments were made, varies from Rs 400 to Rs 2,500 depending upon the location of properties.

In zone A, 204 properties have been given on rent, while in zone C, 120 properties are on rent, and in zone D, a maximum of 301 properties have been given on rent. No property has been given on rent in zone B. Out of the 28 properties on lease, 13 are in zone A, nine in zone D, and six in zone C.

There is a policy notified a few years back where it was proposed that tenants could pay the MC market price for properties they had taken on rent, but it did not receive many takers.

 

It is essential to recover the pending dues from tenants to balance the civic body's finances. The officials have recognized this issue and have taken the necessary steps to address it. The sealing drive to collect pending dues from defaulters is one such step that is being taken. Sealing properties is a powerful measure that will force defaulters to pay their dues.

The civic officials have also acknowledged that they have not revised the rent for a long time, which has caused a significant loss of revenue for them. In response, they plan to update all the records online so that people can pay their dues monthly if they are unable to pay them in one go. This option will help tenants who are struggling to pay their dues and will ensure that the civic body receives its revenue.
