The Lucknow Development Authority (LDA) plans to require private developers to specify the age of their projects when submitting building plans for structures with four or more floors. This decision follows a building collapse incident in Hazratganj in January, which resulted in three fatalities. The LDA aims to ensure proper structural safety for buildings with four or more floors and will discuss the strategy at their board meeting on April 10.
A panel of experts will be formed to regularly certify the structural safety of buildings once the project's lifespan approaches its end. While taking to the press, LDA's Vice-Chairman Indramani Tripathi stated that the first audit will be conducted after a period of five years of completing construction of the building and audits thereafter be conducted at regular intervals. The concerned developer or the association of the unit owners which maintains the property will be liable to bear the repairing expenses.
This new policy will apply to all commercial, residential, and other types of properties with four or more stories. To date, LDA has approved 1,050 buildings across all categories that are at least four stories high. The number of buildings and structures constructed illegally remains unknown. The move is expected to improve the quality of construction within the real estate sector in Lucknow.
