Gurugram authorities tackle delayed housing projects and target tax defaulters

In a bid to address the prolonged delays and discrepancies in affordable housing projects in Gurugram, the Department of Town and Country Planning (DTCP) has intensified its efforts. DTCP had issued directives to developers of 50 affordable housing projects, urging them to submit a comprehensive status report by the end of the month. The department has provided developers with a form outlining project details such as license numbers, environmental clearances, and construction progress per tower, stressing the importance of adherence to timelines.
Expressing concern over the sluggish progress of these projects, DTCP officials have highlighted the substantial number of allottees seeking intervention to ensure timely completion and handover. District Town Planner (Enforcement) Manish Yadav revealed that a majority of the projects, initiated approximately five years ago, are significantly behind schedule, collectively comprising thousands of affordable housing units priced under INR 30 lakh each.
To address these delays, the Senior Town Planner (STP) office has summoned approximately 20 developers for a review meeting on March 1. STP Renuka Singh emphasized that the meeting's objective was to ensure compliance with licensing terms, construction timelines, and overall project progress. Attendance of all relevant builder representatives has been mandated to facilitate a comprehensive review.
Moreover, DTCP plans to escalate matters concerning delayed projects to higher authorities for necessary actions. Previous warnings and directives issued to developers regarding delays and regulatory compliance have yielded limited progress, with many projects still experiencing setbacks.
Meanwhile, in a separate development highlighting property tax issues, the Municipal Corporation of Gurugram (MCG) has taken stringent actions against defaulters. Notably, MCG sealed a tower within the Ireo Gurgaon Hill society in Gwalpahari due to the builder's failure to settle outstanding property and fire taxes amounting to INR 50 lakh. Additionally, commercial buildings and establishments with significant tax arrears faced similar consequences, with properties sealed as part of the civic body's crackdown on tax defaulters.
MCG's proactive measures against defaulters include disconnecting water and sewerage connections, alongside property sealing, with further plans for property auctions to recover outstanding dues. Despite these efforts, MCG continues to grapple with significant shortfalls in property tax collections, achieving only 42% of the targeted revenue for the fiscal year.
The civic body's recent issuance of notices to defaulters underscores its commitment to addressing tax evasion and enhancing revenue streams. As Gurugram authorities intensify their efforts to address delays in housing projects and combat tax defaulters, stakeholders remain hopeful for tangible progress and enhanced accountability in the region's real estate sector.
