Recent deals highlight developer sales dominance in Santacruz West, Mumbai

Santacruz West, nestled in the western suburbs of Mumbai, is a dynamic and well-connected locality. Renowned for its upscale residential areas, Santacruz West offers a blend of modern amenities and a serene environment. The neighborhood is dotted with boutique shops, trendy cafes, and cultural hotspots, catering to a discerning and cosmopolitan population. Known for its proximity to the bustling Bandra Kurla Complex (BKC) and the domestic airport, Santacruz West is a strategic hub for business and leisure. With a mix of high-end apartments, commercial establishments, and green spaces, the area provides a balanced lifestyle for its residents.

In December, Santacruz West witnessed a ton of activity with 32 apartments exchanging hands across 15 buildings. The sales were heavily dominated by Developer Sales capturing 62.5% of the overall sales. Sunbeam Apartment is the leader in registering the highest number of deals in December. It closed 9 deals whereas it was followed by Ruparel Panache which closed 4 deals. While the other buildings closed a single or double deal. 81 Crest sold the most expensive apartment sold in Santacruz West in December for Rs. 16.17 Crores taking the rate per square foot close to Rs. 44,000/-
On the other hand the most affordable option was in Mehta Jaising Sanjeevani where a flat was sold for Rs. 45 Lakhs. The largest carpet area was also sold in 81 Crest measuring 3,666 square feet and the coziest flat was sold in Green Garden measuring 270 square feet.

The rate per square foot for Santacruz West ranged between Rs. 10,000 to Rs. 60,000 and the weighted average rate per square foot for the locality is about Rs. 35,506. About 75% of the flats have been sold below the 1,000 square feet category and about 20% of the flats were sold in the range of 1,000-2,000 square feet. A single flat was sold in the 2000-3000 and 3000-4000 square feet each. Around 67% of the flats sold in Santacruz West are between Rs. 1 Crore and Rs. 5 Crores. About 13% of the flats sold are between Rs. 5 crore and Rs. 10 crore. 16% of the apartments are sold below Rs. 1 crore. A single apartment is sold between Rs. 10 crore and Rs. 15 crore and a single apartment above Rs. 15 crores.
