In 2021, Welspun One, an integrated platform for managing funds and development projects, introduced India's first warehouse fund. This Category II Alternative Investment Fund (AIF) is regulated by SEBI and provides investors with the opportunity to participate in the warehouse industry throughout the asset creation cycle, including property purchase, leasing, development, and sale, with the potential for significant returns.
Two year after the successful launch of its AIF, Welspun One has continued to innovate by introducing its investor site, setting a new standard for investor reporting and transparency in the Indian private equity industry. The investor site will allow investors to view, manage and track their investments online.
A PAN number and OTP-based login are required for access to the investor portal which is a web-based service. Once the investor logs in the portal give him access to pertinent information about his investment anytime and at the push of a button. The portal is divided into a document repository and an investing portfolio dashboard. The document repository offers the investor access to a database of all investment documents, including the private placement memorandum, copies of executed on-boarding documents and contribution agreements, historical and current statements of account, tax statements, quarterly investor reports, etc.
The dashboard for investments and portfolios gives an overview of the investments and underlying assets. The investment summary includes information on the investor's pledged investment amount, amounts that have been pulled down to date, the date and amount of the next drawdown and the investment's current value. The portfolio dashboard offers information on the underlying assets of the portfolio, including a breakdown of the investment amount per asset and the total square footage of the portfolio by asset, development and lease status.
The investor can also view detailed information on each asset such as leasing and construction status as well as images and drone videos of the site to track actual site progress. The investor portal is a step towards resolving one of the major issues that investors in the Indian private equity market face, which is the perception that these funds are "black boxes" in which the investor does not have sufficient visibility on the performance of the investment over the course of the fund.
The Mumbai Metropolitan Region, National Capital Region, Bangalore, Chennai, and Lucknow are the five locations where the Welspun One Logistics Parks Fund 1 has invested its whole Rs 500 crore corpus, totalling around 6.6 million square feet of gross leasable space. The Company expects to supply around 50% of this portfolio by 1QFY24 and the remaining 50% will be delivered over the next two to three years.
Together with its Fund 1 assets, the company also has a pipeline of roughly 600 acres of land that is actively being developed and will eventually allow for the construction of 12–13 million square feet of Grade A warehouse space. The business intends to build a portfolio of 20 to 25 million square feet spanning first mile and last mile facilities in Tier 1, Tier 2, and Tier 3 cities across India over the course of the next four to five years.
