Exploring Kharghar's Real Estate: November sales, top performers, and market trends

Kharghar, located in the Navi Mumbai region, is a rapidly developing residential and commercial hub. The real estate landscape in Kharghar caters to various preferences, offering a range of housing options from apartments to luxury residences. In November, Kharghar saw modest activity with 35 apartments exchanging hands in 14 different buildings. The sales were dominated by Developer Sales and only 1/4th of the flats sold were Resale.
Mahaavir Exotique stood as the winner by registering 14 deals which was closely followed by Sai World Empire which managed to close 6 deals. Adhiraj Capital City and Bathija Siddhivinayak Darshan did 2 deals each in the month of November. While all the other buildings managed to close a single deal each.
The record for the most expensive flat as well as the largest carpet area in Kharghar for the month of November has been bagged by Sai World Empire where an apartment was sold for Rs. 2.17 Crores for a 1,058 carpet area. While on the other hand the most affordable option available can be found in Bathija Siddhivinayak Darshan where an apartment was registered for Rs. 30 Lakhs which measured 386 square feet.
The rate per square foot for Kharghar ranged between Rs. 7,770 to Rs. 33,600 and the weighted average rate per square foot for the locality is about Rs. 13,500. About 75% of the flats in Kharghar were sold in the 500-1000 square feet range. Approximately 23% of the flats have been sold in the 1-500 square feet category while there was only a single flat which crossed the 1,000 square feet mark.
Kharghar has been one of the affordable options which is also closer to major business hubs. More than 60% of the flats sold in Kharghar are below Rs. 1 Crore and about 30% between Rs. 1 crore to Rs. 2 Crores. In summary, Kharghar emerges as a thriving locality, offering a range of housing options amidst well-planned infrastructure.
