Municipal Corporation of Delhi initiates leasing of cutting-edge office complex in Karkardooma

The Municipal Corporation of Delhi (MCD) is set to lease its state-of-the-art office complex in Karkardooma, spanning three blocks over 22,918 sq meters, for a 30-year term. Comprising Blocks A, B, and C, the complex is equipped with modern amenities and situated in the Karkardooma Institutional area. The civic body has approved a minimum rent of Rs 115 per sq ft, with a compounding annual enhancement of 7%. Government departments, PSUs, and others can lease these spaces. Expressions of interest from central government departments have been received, and the MCD will approach others, signing lease agreements based on competitive rates.
The MCD's newly constructed office complex in Karkardooma is poised to serve as leased office spaces for a 30-year period, catering to government departments, PSUs, and other entities. The expansive complex, covering three blocks with a total area of 22,918 sq meters, is strategically located in the Karkardooma Institutional area. Blocks A, B, and C, all ready for leasing, offer varied configurations. Block A features ground + 5 floors with a carpet area of 17,480 sq ft, while Block B comprises a basement + 5 floors with a carpet area of 22,391 sq ft. Block C, a 12-storey building, boasts a carpet area exceeding 1 lakh sq ft. Basements in Blocks B and C, alongside ample parking facilities, add to the complex's appeal.
The office complex is well-appointed with modern conveniences, including air-conditioning, power backup, firefighting systems, CCTV surveillance, and a substantial 190 KLD sewage treatment plant. The civic body has outlined plans to lease office spaces to interested entities, primarily targeting Central/State government departments and Public Sector Undertakings (PSUs). The corporation has established the minimum rent for the office complex at Rs 115 per sq ft, incorporating a 7% annual enhancement on a compounding basis, with a substantial increase of 21% at the end of every three years.
Expressing interest in the leased office spaces, several central government departments have already come forward. The MCD is poised to communicate with additional central government departments, PSUs, and state governments to communicate the availability of office spaces at Karkardooma Institutional Area. The corporation emphasizes a transparent process and will sign lease agreements based on competitive rates offered by government departments, agencies, or PSUs, surpassing the fixed floor rate of Rs 115 per sq ft.
This strategic move by the MCD aligns with modern workspace trends, offering government entities contemporary and well-equipped office spaces for a prolonged term, fostering efficiency and functionality in administrative operations.
