The month of October witnessed robust activity in Mumbai Central's real estate market, with 35 high-end deals taking place. In the luxury segment, Lodha Bellevue took the lead with 9 flats exchanging hands, closely followed by K Raheja Modern Vivarea with 6 deals. In the affordable segment, Shelaji Avenues closed 5 deals, and Hi Rock Kinjal Nine secured 3 sales in October. K Raheja Modern Vivarea saw the sale of the most expensive flat, at a staggering Rs. 21.76 Crores, at an exorbitant rate per square foot of Rs. 75,761. Contrastingly, the most affordable housing option in Mumbai Central was to be found in Shelaji Avenues, with a sale value of approximately Rs. 35 Lakhs at Rs. 8,927 per sq. ft. The weighted average rate per square foot settled around Rs. 31,000. K Raheja Modern Vivarea also claimed the largest carpet area, measuring a spacious 2,891 square feet, while the smallest carpet area was sold in Shirin Apartment at 300 square feet. 34% of the flats sold in Mumbai Central in October fell within the 1-500 square feet range, closely followed by 500-1000 square feet and 1000-1500 square feet at 29% and 17%, respectively. The spacious segment saw a total of 7 deals above the 1500 square feet range, with 3 deals each in 2000-2500 square feet and 2500-3000 square feet range. Mumbai Central's allure is unmistakable, evident in the 6 deals that surpassed the Rs. 10 Crores mark, highlighting the neighbourhood’s exuberance and enduring attractiveness.
