Greater Noida's boom in property registrations amidst pending registries

Greater Noida saw a notable surge in flat registrations between January and September 2023, with 5,741 flats registered, reflecting a substantial 30.5% increase compared to the corresponding period the previous year. The Greater Noida Industrial Development Authority (GNIDA) revealed that during the same period last year, 4,398 flats were registered.
The data from GNIDA indicates an average daily registration of 21 flats between January and September 30, 2023. GNIDA officials plan special registration camps this month, particularly before Diwali, to expedite more registrations.
Presently, there are an estimated 80,000 to 90,000 pending registries in Greater Noida, attributed to various reasons, including outstanding builder dues. A senior GNIDA official emphasized the authority's proactive efforts in facilitating registrations, attributing the higher numbers to measures like special camps, the option of flat- or tower-wise registry in cases with uncleared builder dues, and issuing notices to developers for pending registries due to trivial matters.
The official highlighted that out of 3,369 cases where there were no dues on developers, permissions for registries have been granted, but the execution is still pending. Regular notices are being issued to both developers and flat owners, urging prompt execution of pending registries. In May this year, GNIDA took a firm stance, instructing builders in Greater Noida to register over 4,000 apartments or face regulatory consequences.
Abhishek Kumar, president of the Noida Extension Flat Owners Welfare Association, expressed concern about the substantial backlog of 80,000 to 90,000 pending registries in Greater Noida, primarily due to outstanding builder dues. Kumar emphasized that the execution of nearly 5,800 registries, while positive, represents a fraction of the larger issue. He urged the government to adopt a mechanism for the swift resolution of builder dues, enabling thousands of homebuyers to finally receive the homes they've been waiting for years.
