Residential real estate developers jump upon the EV revolution bandwagon

As India's electric vehicle (EV) market accelerates, real estate developers are strategically installing EV chargers in new residential projects to entice eco-conscious buyers and add value to properties amid inadequate public charging infrastructure.
In the first half of the current year, electric vehicles comprised a modest 2.4% of total vehicle sales in India. However, Canalys, a market research firm, recorded a striking increase of 137% during the same period, representing sales of 48,000 EV units. This surge indicates a paradigm shift in consumer preferences towards electric mobility, fueled by environmental concerns and government incentives.
The contrast between the number of EVs and available public chargers is stark. In India, there are 435 EVs for every public charger. This figure starkly contrasts with the United States, where there are only 26 EVs per public charger, as reported by the Alliance for Automotive Innovation. To meet the government's target of electric vehicles constituting one-third of all vehicle sales by 2030, this gap in charging infrastructure presents a challenge that needs urgent addressing.
Developers like Sobha Ltd and Prestige Group are spearheading the integration of EV charging stations into residential projects. They are capitalizing on the public charging infrastructure scarcity, predicting that homebuyers will be willing to pay a premium for properties with such modern amenities, similar to the allure of swimming pools in the past.
Prestige Group, a property management firm, is also doubling down on investments in properties equipped with EV chargers. Rao emphasizes that potential EV owners seek the reassurance of readily accessible charging options within their living premises.
Moreover, Sobha Ltd has launched two pioneering residential projects in Bengaluru that offer EV charging facilities for all parking spots. This initiative is a bold step towards accommodating the futuristic lifestyle of residents.
Other prominent developers like Mahindra Lifespace Developers, Kolte-Patil Developers, Brigade Enterprises, and DLF are also investing in this emerging trend, recognizing the growing consumer demand for EV-friendly housing.
Supporting this movement, various Indian states are adopting measures to bolster charging infrastructure. Delhi mandates that 20% of parking spaces in new developments be EV-ready, while Uttar Pradesh requires all new residential complexes larger than 5,000 square meters to feature at least one EV charging unit.
With the Economic Survey projecting sales of over 10 million EVs per year by 2030—a more than tenfold increase from the last fiscal year—the push for in-house charging solutions is not just a value-added amenity but a foresight into the future of living spaces in India.
