Gujara Construction's director detained over Rs 2.3 crore property scam in Noida

In a significant development, Shravan Kumar Chaudhary, the director of Gujara Construction Pvt Ltd and a resident of Madhu Vihar in Delhi, was detained on allegations of defrauding an individual of over Rs 2.3 crore in a fraudulent property transaction. The apprehension took place at Delhi's international airport as Chaudhary returned from an overseas journey.
The law enforcement had earlier flagged a look-out notice against Chaudhary after a complaint was filed by Sushil Kumar. Kumar, a resident of Sector 19, Noida had approached the Phase 1 police station on July 31, alleging that Chaudhary duped him of Rs 2.33 crore in a property deal that later emerged as fake.
Shakti Avasthy, the Additional Deputy Commissioner of Police in Noida, explained that the fraudulent agreement involved a property in Harola village, Sector 5. Chaudhary claimed ownership of a seven-story commercial structure under Gujara Construction's banner and expressed intent to sell half of the asset for a sum of Rs 9.50 crores. The deal was formalized on November 25, 2022, with Kumar disbursing Rs. 2.33 crore in two separate payments.
However, suspicions arose when Chaudhary evaded Kumar's requests for official registration papers of the said property. Kumar's investigations revealed the property's actual owner to be the Noida Authority.
When Kumar confronted Chaudhary with these revelations, he not only declined to return the substantial sum but allegedly issued death threats against Kumar. Acting on these allegations, an FIR was instituted against Chaudhary under sections 420 (pertaining to cheating) and 506 (criminal intimidation) of the Indian Penal Code.
Avasthy noted that while the police were on Chaudhary's trail, he had temporarily moved to London. With his recent return and subsequent arrest, he now remains in police custody, awaiting the legal proceedings.
In conclusion, the arrest of Gujara Construction's director highlights the necessity for rigorous due diligence in high-value property transactions. Potential buyers are reminded to validate property credentials and ensure transaction transparency to evade such fraudulent engagements.
