HSIIDC initiates bidding for mixed-use plots in Gurugram's Global City Project

The Haryana State Industrial Infrastructure Development Corporation (HSIIDC) has opened the bidding process for four mixed-use plots in Gurugram's Global City project. These plots, covering a total area of 172.76 acres, are part of the ambitious 1,000-acre Global City project, which is estimated to have a staggering investment potential of $15 billion.
Situated in Gurugram sectors 36B, 37A, and 37B, adjacent to the Dwarka Expressway, HSIIDC’s Global City project is meticulously planned to incorporate residential zones, industrial clusters, and commercial areas. Envisioned as a self-sufficient township, the project places a strong emphasis on cutting-edge technology industries, eco-friendly infrastructure, quality of life, skill development, and employment generation.
According to insiders, the bidding process commenced with the last date for registration set at November 20, 2023, followed by the auction scheduled for December 5. It is anticipated that a pre-bid meeting will be conducted later this month in Gurugram.
The auction encompasses four plots, with respective sizes of 86.05 acres, 23.76 acres, 58.11 acres, and 4.84 acres. These plots are designated for diverse uses, with a majority devoted to commercial and residential purposes. Specifically, the 86.05-acre and 23.76-acre parcels are allocated for 65 percent commercial and 35 percent residential use. The 58.11-acre plot is evenly split between commercial and residential development. Additionally, the 4.84-acre plot is exclusively reserved for institutional purposes, specifically the construction of schools.
In terms of pricing, the rates for these plots vary. The 86.05-acre plot is priced at Rs 1,47,500 per square metre, the 23.76-acre plot at Rs 1,28,000 per square metre, and the 58.11-acre parcel at Rs 1,21,000 per square metre. The institutional plot spanning 4.84 acres is priced more modestly at Rs 56,500 per square metre, reflecting its purpose for school construction.
The Global City project distinguishes itself with innovative features, such as a dedicated utility tunnel situated beneath the roads. This tunnel will house various utilities, including water, telecom, and electricity lines, eliminating the need for future road digging for repairs or upgrades. Additionally, the Global City will incorporate designated pathways for pedestrians and cyclists, ensuring a safe and eco-friendly environment.
The project's emphasis on connectivity is evident in its plans to integrate various modes of public transport, including the Regional Rapid Transit System (RRTS) and the Gurugram-Bawal metro corridor. Furthermore, the development of interstate and intercity bus terminals near the township will significantly enhance regional connectivity. The Global City's well-planned infrastructure includes 60-metre-wide arterial roads and 45-metre-wide sub-arterial roads, ensuring seamless mobility within the township.
