In a shocking turn of events, three individuals have been booked for orchestrating an elaborate scam that cost a Panchkula-based real estate dealer a staggering Rs 70 lakh. Prem Chand Singla, a prominent figure in the local real estate industry, filed a formal complaint with the police, leading to swift action against the alleged culprits.
According to Singla's complaint, the saga began in August 2022 when a man named Harjeet Singh, accompanied by Sandeep Kami from Kami village, approached him with an enticing proposition. They claimed that Lal Singh, a resident of Panjokhara, was eager to part with his vast landholding, spanning 12.6 acres.
Captivated by the opportunity, Singla decided to investigate further, visiting the purported site. Convinced by what he saw, he agreed to acquire 100 kanal and 19 marla of the land at a rate of Rs 56 lakh per acre.
To ensure the legitimacy of the transaction, Singla insisted on involving a revenue patwari for land inspection and document verification. Lal Singh, the supposed seller, assured him of arranging the necessary patwari for this purpose.
Subsequently, Lal introduced a person as the designated patwari during a meeting at Singla's office. After a few weeks of negotiations, a property sale and purchase agreement was finalized between Lal Singh and Singla. As part of the deal, Singla disbursed a total of Rs 70 lakh, with Rs 38 lakh in cash and Rs 32 lakh transferred via RTGS.
However, the scheme unravelled when Singla revisited the site shortly thereafter. To his shock, a local farmer informed him that Lal Singh had no property ownership in the area. Realizing that he had been swindled, Singla promptly reported the fraudulent transaction to the authorities.
Following a thorough investigation, the police have now booked Harjeet Singh, Sandeep Kami, and Lal Singh on charges of fraud and forgery. The case serves as a stark reminder of the importance of due diligence in real estate dealings and the need for heightened awareness of potential scams within the industry.
In the wake of this incident, the real estate community in Panchkula is revaluating its practices to prevent such fraudulent activities from occurring in the future. The case has also ignited discussions about the importance of stricter regulations and increased vigilance within the real estate sector to maintain its integrity and protect the interests of all stakeholders.
