Dubai property market sees strong demand for apartments in September 2023

Property Finder, the primary property portal in the MENA region, has unveiled pivotal trends influencing Dubai's thriving property market in September 2023. According to Property Finder's exclusive data for the month, 57% of potential property buyers are focusing on apartments, while 43% are exploring villas and townhouses.
In the rental domain, 81% are in search of apartments, with 19% showing interest in villas. Notably, there's a rise in the percentage of investors or home seekers eyeing villas, climbing from 39.8% in September 2022 to 43%. Conversely, the demand for apartments has dipped by 3.2%, decreasing from 60.2% to 57%. Among those seeking homes, two-bedroom apartments are the most sought-after, constituting 35%, followed by one-bedroom apartments at 32%.
Around 69.7% of apartment-seeking tenants prefer furnished properties, and 28.9% are in search of unfurnished options. In contrast, tenants exploring villa/townhouse rentals exhibit different preferences, with approximately 57% opting for unfurnished units and 43% interested in furnished options.
In terms of unit size, about 38% of tenants were looking for one-bedroom units, 29% favoured two-bedroom apartments, and 23% were searching for studios. As for Villas/Townhouses, 49% of tenants were primarily seeking three-bedroom units, while 31% were in search of four-bedroom or larger options
The top areas searched for renting apartments included Dubai Marina, Business Bay, Downtown Dubai, Jumeirah Village Circle, and Jumeirah Lake Towers. Meanwhile, popular locations for villa/townhouse rentals comprised Dubai Hills Estate, Jumeirah, Al Barsha, Dubai Hills 2 (Akoya), and Arabian Ranches.
Conversely, in September 2023, the most sought-after neighbourhoods for owning apartments were Dubai Marina, Downtown Dubai, Jumeirah Village Circle, Business Bay, and Palm Jumeirah. In terms of villa/townhouse ownership, the top choices included Dubai Hills Estate, Arabian Ranches, Palm Jumeirah, Al Furjan, and DAMAC Hills (Akoya by DAMAC).
