DDA's upcoming housing scheme to offer 3,000 premium properties in Delhi

The Delhi Development Authority (DDA) is set to launch a housing scheme offering 3,000 premium properties prior to Diwali. These properties will be allocated through a draw of lots and will encompass a range of housing options, including penthouses, Super High Income Group (HIG), High Income Group (HIG), Middle Income Group (MIG), and Economically Weaker Section (EWS) flats located in various areas such as Dwarka, Lok Nayak Puram, and Vasant Kunj. It's worth noting that several of these properties are still under construction.

This upcoming housing scheme is designed to primarily feature premium properties, including the highly anticipated penthouses and Super HIG flats in Sector 19B, Dwarka, which are currently under construction. 

Additionally, MIG and EWS flats located in Sector 14, Dwarka, and Lok Nayak Puram will also be included in the scheme. Construction is nearing completion in Lok Nayak Puram, with only the fire no-objection certificate pending.

In a proactive move, DDA had previously engaged a real estate consultant in August to explore strategies for improving sales, especially for around 40,000 unsold flats. The consultant's recommendations will be used to devise a strategy to maximize sales, and DDA will conduct a survey based on their findings to incorporate changes into their housing schemes.

While the comprehensive survey will take time, the consultant is expected to provide an interim report within a month, which will inform the launch of the housing scheme. The typical timeline for inviting applications, conducting draw of lots, and allotting flats extends over three to four months. During this period, suggestions received will be evaluated, and changes will be integrated into the scheme.

To further encourage sales, DDA has already removed the restriction that previously barred individuals who already owned a DDA flat or plot in Delhi measuring more than 67 square meters from participating in new schemes. Additionally, they are considering allowing the amalgamation of adjoining flats of any size and introducing preferential location charges based on factors like floor, sun exposure, and corner flats. Furthermore, DDA plans to analyse the prices of private properties in the area to determine the pricing of their flats. For instance, areas like Vasant Kunj and Dwarka, which are already well-developed with amenities, are expected to have comparatively higher prices.

Officials have also indicated that another housing scheme will be introduced in a phased manner, possibly starting early next year. This scheme will include the sale of 23,000 newly constructed flats, primarily Low Income Group (LIG) units, in the Narela sub-city. This phased approach aims to minimize confusion during the launch of the scheme.

These properties will be allocated through a draw of lots, and the scheme is expected to launch before Diwali. Additionally, DDA is taking proactive measures to improve sales and streamline their housing schemes, with a focus on flexibility and market pricing.
