Pune's PMRDA aims for government approval of Maan-Mhalunge Town Planning Scheme

The Pune Metropolitan Region Development Authority (PMRDA) is gearing up to present the conclusive arbitration report for the Maan-Mhalunge town planning scheme to the state government next month, marking a significant step in the development of this ambitious project. The announcement was made by a senior PMRDA official last week, shedding light on the latest progress in this transformative venture.

Having undergone extensive hearings and deliberations, the Maan-Mhalunge town planning scheme has made substantial headway. Officials revealed that a total of approximately 510 plots and 5,800 beneficiaries have been finalized as part of the scheme. Under this initiative, each beneficiary is entitled to receive 50% of their land back at the same location, making it a mutually beneficial endeavour for landowners who are willing to part with their property.

This visionary proposal was initially unveiled in 2018 and has since gained momentum, with the aim of improving land utilization and development in the region. By allowing landowners to retain a substantial portion of their property, it strikes a balance between development and the interests of those who have invested in the area.

The Maan-Mhalunge town planning scheme is not an isolated effort; rather, it serves as a model for five other town planning schemes currently awaiting clearance from the state government. These forthcoming schemes are planned for Wadachiwadi, Autade Handewadi, Manjari Kolwadi, and Holkarwadi (two), spanning a total land area of 751.55 hectares.

To kickstart these transformative projects, the PMRDA has allocated initial funding from its own corpus. These town planning schemes are envisioned as revenue generators for the proposed 128-km PMRDA inner ring road, which promises to enhance connectivity and infrastructure in the region.

Support from the Central Government is also anticipated, with an expected allocation of Rs 25 crore for each of the five town planning schemes as part of their commitment to supporting essential infrastructure projects. PMRDA had earmarked Rs 175 crore from its budget for these schemes, emphasizing their commitment to their successful execution.

Inspired by the successful implementation of similar schemes in Gujarat, the Maan-Mhalunge town planning scheme is poised to set a precedent for urban development in Maharashtra. As the final arbitration report makes its way to the state government for approval, the region anticipates significant progress towards realizing these transformative town planning initiatives.
