Land deals in Indian Real Estate sector surge in 2023, with Ahmedabad leading the pack

From January to August 2023, real estate sectors across India observed an upswing in land deals. A study by ANAROCK Research revealed that during this period, 59 land deals encompassing over 2,018 acres were completed, indicating a significant increase from the previous year, which recorded about 50 deals covering 1,438 acres. Notably, Ahmedabad emerged as the prime hub, representing nearly 37% of the total land transactions in 2023.

During the past year, most land transactions were for relatively smaller plots. In contrast, 2023 saw Ahmedabad closing three mega deals for approximately 740 acres. Bengaluru and Ludhiana followed, each with one significant transaction for more than 300 acres.

A breakdown of the 2023 transactions reveals a strong inclination towards residential real estate. Out of the 59 deals, nearly 38 of them, representing over 283 acres, were allocated for residential projects across India's top seven cities. Township projects also attracted attention, with five deals covering an expansive 1,136 acres in cities such as Chennai, Ahmedabad, and Ludhiana. Meanwhile, mixed-use developments, plotted developments, and commercial projects in cities like Noida, Gurugram, Pune, Bengaluru, Chennai, Raigad, and the National Capital Region (NCR) also garnered significant interest.

Despite the high volume of land deals in Mumbai Metropolitan Region (MMR), totalling 17, the cumulative area transacted was relatively small at just over 95 acres. In contrast, Hyderabad finalized two deals for 18 acres, and the NCR had 13 transactions amounting to almost 90 acres. Bengaluru's contribution was considerable with eight deals accounting for 401 acres or 20% of the total land sold, primarily designated for manufacturing, residential, and mixed-use purposes.

In addition to the dominating performance of Ahmedabad, other cities like Chennai recorded five deals for 178 acres, directed towards plotted developments, residential ventures, IT parks, and township projects. Kolkata, on the other hand, closed three deals for about 25 acres.

In conclusion, 2023 is shaping up as a pivotal year for land transactions across India. With Ahmedabad leading the way in large-scale land acquisitions and an evident trend towards residential development, the real estate sector displays robust growth and diversification. As urban centres continue to expand and evolve, this surge in land deals is expected to pave the way for dynamic infrastructure and real estate developments in the years to come.
