A meagre 37% of the housing societies in Maharashtra have received their conveyance deed

In a move to address the issue of incomplete land ownership titles in housing societies across Maharashtra, the state government has instructed the cooperation department to ramp up their efforts in conducting conveyance deed camps. The aim is to assist housing society members in obtaining proper land ownership titles, as a concerning number of registered units, approximately 1.2 lakh, have yet to secure these titles.

Recent data from the state co-operation department has revealed that a staggering 63% of housing societies, totalling 76,104 units, lack proper conveyance or land ownership titles. This has prompted the government's directive to step up the process.

A cooperation department official shared that these conveyance deed camps will be organized on a more frequent basis, targeting societies that are still without proper conveyance deeds. To ensure a comprehensive approach, deputy district registrars and members of the housing federation will be involved in these camps.

The Maharashtra State Cooperative Housing Federation Limited has expressed support for the initiative, advocating for camps to be held every fortnight. This, they believe, will not only provide the necessary assistance to housing societies but also enhance coordination among stakeholders.

Explaining the intricacies of the process, an official clarified that for newly formed housing societies, deemed conveyance is executed every four months if developers fail to carry out the regular conveyance process. On the other hand, for older housing societies, deemed conveyance can be obtained once they apply for it.

One of the key hurdles in the process has been the lack of coordination among the various agencies involved in this multi-step procedure. Members of the state housing federation have emphasized the need for a streamlined approach, urging the three tiers involved - the district deputy registrar, the verification agencies, and the adjudication body - to collaborate closely. This, they believe, will simplify the process for housing societies and expedite the issuance of land ownership titles.

As the state government takes these steps to address the issue, co-operation department officials have also noted the formation of social media groups that aim to assist housing societies in navigating the process effectively. With this multi-pronged approach, the government is striving to ensure that more housing societies gain their rightful land ownership titles, streamlining the path to secure conveyance deeds.
