Innovative brick less construction reshapes Mohali's EWS housing project

Nearly a decade after its initial conceptualization, the economically weaker section (EWS) housing project in Mohali is underway. The Greater Mohali Area Development Authority (GMADA), charged with the execution of the project, has engaged a consultant, marking a significant step towards the realization of the project.

As part of the Punjab EWS Housing policy notified by the state cabinet in August 2021, GMADA is embracing an innovative brick less technology to construct the housing units. In this first phase, GMADA, led by Chief Administrator Rajiv Gupta, aims to build 5,000 dwelling units.

A government-owned entity was selected through an open competition to serve as the project management consultant (PMC) for this ambitious venture. The PMC is entrusted with executing the project from start to finish, including establishing a web portal for application intake, analysing market demand, monitoring the construction activity, and ensuring its quality. Additionally, they will maintain a strict watch until the project is transferred to the respective Resident Welfare Association (RWA).

The EWS housing policy, which received cabinet approval on March 9, 2021, has paved the way for the construction of 25,000 EWS houses. These will be developed by the Special Urban Planning and Development Authorities under the supervision of the housing and urban development department. As per the policy, GMADA will only charge EWS families the construction cost of the flats, thereby excluding the land cost.

The scope of the project, which includes 22,000 flats, has already seen GMADA secure 230 acres of land. "The process to prepare the blueprints has been initiated with the engagement of a consultant. The Detailed Project Report (DRP) is ready and the estimate cost of the project is under calculation," revealed GMADA's Chief Administrator. This initiative, based on the policy ratified by the Punjab cabinet in 2021, is set to transform the landscape of EWS housing in Mohali.

This innovative approach to housing construction, leveraging brick less technology, offers a beacon of hope for economically weaker families in Mohali. The timely execution of this initiative, alongside meticulous planning and stringent quality control, will be critical in delivering on the promise of affordable and sustainable housing. It is a testament to Punjab's commitment to social equity and the utilization of novel technologies in addressing housing challenges.
