The ambitious redevelopment initiative undertaken by the Maharashtra State Road Transport Corporation (MSRTC) for the Borivali bus depot marks a significant step towards optimizing land usage and enhancing infrastructure in Mumbai. The estimated cost of approximately Rs 515 crore reflects the scale and importance of this transformation. By constructing a 16-storey building on the depot premises, MSRTC aims to capitalize on the commercial potential of the land, generating additional revenue streams and optimizing resource utilization.
The proposed plan for the Borivali depot entails retaining the ground floor and the first three floors of the building for MSRTC's operations. This decision ensures that the core functions of the depot, such as ticketing, administrative offices, and bus maintenance facilities, remain easily accessible to commuters and employees alike. By consolidating these essential services in a modern, multi-storey building, MSRTC seeks to streamline operations and improve efficiency.
The remaining floors of the building, to be leased to a developer, offer a unique opportunity for commercial development. This not only provides an additional source of revenue for MSRTC but also contributes to the overall development and vibrancy of the area. For instance, these floors could be utilized for retail spaces, offices, or even hospitality services, catering to the needs of the local community and attracting more footfall to the area.
Furthermore, the efficient use of space beneath the ground floor for bus parking and maintenance facilities is a crucial aspect of the redevelopment plan. This design decision ensures that the depot can accommodate a larger number of buses, leading to improved service frequency and reduced waiting times for passengers.
