The North Goa Airport, also known as Manohar International Airport Mopa, is set to have two new hotels situated near the parking lot, covering 4.26 acres of land. These hotels will offer accommodation, food, and beverages, and will be operated in collaboration with the Ginger brand of hotels and a renowned French hospitality firm, Accor SA. Out of the three plots reserved for hotels near the airport, two have already been signed up, and the third is expected to be finalized soon. By mid-2024, the first phase of the hotels will be operational, offering 100 rooms, while the second phase, with an additional 100 rooms, is scheduled to be completed by mid-2026. The Goa International Airport has partnered with the Indian Hotels Company Limited's subsidiary, Roots Corporation, to develop hotels of 3-star and 4-star categories, totalling 250 to 200 rooms. To participate in this public-private partnership venture, bidders were required to have an investment of at least Rs. 100 crore. The hotels' location, right next to the airport, and their impressive facilities and ratings are expected to command room rates ranging from Rs. 8000 to Rs. 10,000 per day. The decision to build these hotels comes as a response to the growth in real estate and tourism in Goa, impacting hotel occupancies positively. The state's popularity as a tourist destination has seen an increase in room rates by 30-40% post-pandemic, indicating a promising future for the new developments at Mopa Airport. With an estimated annual occupancy of around 60%, these hotels are likely to be preferred choices for events and gatherings happening in Goa. The Founder and CEO of a real estate analytics firm, Mr. Samir Jasuja, views the development of these hotels as a promising endeavour, given the current market trends and demand in Goa. Once the two hotels are operational, Mopa Airport will witness further growth and development.
