The Greater Noida Industrial Development Authority (GNIDA) has delivered an official notice to Town Park Buildcon Pvt Ltd, the developer of the residential community, White Orchid, in Gaur City 2, Sector 16C, accusing it of illicit building activities. The developer stands accused of unpermitted construction in two apartments and unauthorized commercial operations.
In a directive issued by the authority, Town Park Buildcon has been ordered to immediately cease all unsanctioned activities and to provide a detailed written account of the matter at hand. The GNIDA's statement warned that failure to deliver a satisfactory explanation within the designated timeframe would be seen as an infringement of the authority's regulations. It was clearly stated that if no response was received, it would be assumed the builder had no counterpoint, which could potentially lead to legal repercussions based on the authority's governing rules.
These allegations were substantiated after a complaint was lodged by a local resident, leading the Authority's mobile squad to inspect the premises. The inspection confirmed the existence of unapproved construction and commercial activities in two first-floor flats of Tower 2. The report underscored the discovery of a shop beneath the two implicated flats, which had been accessed via an iron staircase constructed by cutting the shop's roof.
The inspection revealed that the two flats had been merged, with the staircase securely locked in a cubicle. The report also confirmed that unauthorized shops had been built by the developers on the green space adjacent to the commercial shop.
The allegations against Town Park Buildcon were supported by Dheeraj Ratwal, a neighbouring shop owner, who claimed that the controversial flat had been sold to an individual roughly a year prior. This individual then supposedly proceeded with the unlawful activities.
Rakesh Sharma, the director of Town Park Buildcon Pvt Ltd, has refrained from commenting on the accusations. Similarly, attempts to reach the owners of the flats involved in the unauthorized commercial operations have yielded no response.
This incident serves as a stern reminder for developers to adhere to building regulations and zoning codes strictly. Authorities, such as the GNIDA, are determined to ensure that city planning guidelines are respected to protect the interests of residents and preserve the architectural integrity of the urban environment.
