Luxury Personified: Dubai showcases the opulent 'Marble Palace' with a price tag of $204 million

Dubai is currently exhibiting a grand mansion that evokes the elegance of Versailles, with a staggering price tag of 750 million dirhams ($204 million). This opulent property holds the title of being the most expensive house for sale in the city. Situated in the highly sought-after Emirates Hills neighborhood, this mansion offers a vast indoor space spanning 60,000 square feet. It features five bedrooms, including a primary suite that surpasses the size of most homes at an impressive 4,000 square feet. The ground floor is meticulously designed with expansive areas dedicated to dining and entertainment.

Adding to its allure, this lavish property includes a wide array of amenities such as a 15-car garage, 19 bathrooms, indoor and outdoor pools, two domes, an 80,000-liter coral reef aquarium, a power substation, and panic rooms. It is nestled on a generous 70,000-square-foot lot within a gated community, providing breathtaking views of a scenic golf course.

Known as the 'Marble Palace' among selling agents, the property was constructed using an estimated 80 to 100 million dirhams worth of marble Italian stone. The construction process took nearly 12 years, reaching completion in 2018. The meticulous craftsmanship involved 70 skilled workers who applied 700,000 sheets of gold leaf over a period of nine months. The current decor of the mansion showcases around 400 pieces from the owner's personal art collection, primarily consisting of 19th and 20th-century statues and paintings. The owner is open to negotiating the inclusion of these artworks and furnishings in the purchase.

While the owner, a local property developer, prefers to remain anonymous, Luxhabitat Sotheby's broker Kunal Singh acknowledges that the mansion's distinctive style and taste may not appeal to everyone. Potential buyers will either love or hate it, reflecting the subjective nature of such luxurious properties.

The Marble Palace stands out with an extraordinary price per square foot of 12,500 dirhams, which is more than double the average price of properties in Emirates Hills.

In the past three weeks, two individuals have visited the property. One was a Russian buyer who sent a representative to view the mansion and would need to figure out the logistics of transferring such a substantial amount of money. The second viewer is an Indian client who already owns three properties in Emirates Hills.

The Marble Palace boasts one of the largest lot sizes in this community, and an adjacent plot of approximately 6,000 square feet is available for potential purchase or lease from the developer, offering the possibility of adding a tennis or padel ball court.

The primary suite includes separate bathrooms for both him and her, while the second-largest bedroom suite spans 2,500 square feet. The guest rooms are each around 1,000 square feet in size, with one currently being utilized as a wine storage area. The mansion also features 12 staff rooms, accommodating up to 25 individuals, and two bank vaults.
