In the bustling city of Gurugram, inspections by structural audit firms appointed by the district administration are nearing completion. The firms are tasked with identifying high rise residential societies with serious structural shortcomings, aiming to provide a list of 15 such properties for detailed assessment.
Surveyors have already scrutinized 90% of more than 70 high rise buildings, spurred by numerous resident complaints about serious construction flaws. With the final 10% expected to be evaluated within the week, a shortlist of the 15 most deficient societies is on the horizon.
Deputy commissioner Nishant Yadav will select the final list from the reports submitted by the four chosen audit agencies - Bureau Veritas, TPC Technical Projects Consultants, Vintech Consultants, and NNC Design International. Each report comprises findings from multiple societies, revealing the extent of their structural integrity.
Specifically, Bureau Veritas and NNC Design International are responsible for auditing 19 societies each, TPC Technical Projects has 20 under its purview, while Vintech Consultants is handling 18. The comprehensive reports are scheduled for submission to the department of town and country planning in the coming week.
Upon receipt of the reports, a list of 15-20 societies with critical structural issues will be drafted, with the costs of visual inspection evenly split between the resident welfare associations (RWA) and the developers. However, the latter will shoulder the full cost of the structural audit if deficiencies are identified.
"The initial 15 audits have been completed, revealing that the basements in most of these properties have issues of seepage and flooding, alongside concrete deterioration and steel corrosion," said a senior official from the district administration. While these issues pose serious concerns, the audit agencies had reassured residents that they are repairable.
This systematic inspection drive was initiated following a tragic building collapse at Paradiso last year, which resulted in two fatalities. Ongoing resident complaints have highlighted significant construction quality and structural integrity issues over the past two years, prompting the administration to catalogue more than 60 potentially hazardous residential projects.
