Karnataka proposes construction of 1,000 luxury villas on Bengaluru outskirts

The Karnataka Housing Board (KHB) has been recommended to consider an ambitious proposal of erecting 1,000 high-end villas spanning across a sprawling 500-acre expanse on the periphery of Bengaluru. The proposition was presented by State Housing Minister, B Z Zameer Ahmed Khan, at a recent review session with the housing board and department officials.

Khan underscored the necessity for such a project, emphasizing that Bengaluru, as an internationally acclaimed metropolis, regularly attracts notable industrialists and VIPs from around the world. Many of these individuals, he noted, express a desire to establish a permanent residency in close proximity to the city.

The ambitious blueprint envisages the allocation of 250 luxurious residences in each of the five directions surrounding Bengaluru, with each villa potentially offering up to 10,000 sqft of living space. The minister expressed his vision for these homes to be nestled within natural surroundings, adding to their allure.

The proposed villas form a part of a larger plan that the minister had previously instructed KHB officials to devise. The extensive initiative includes the creation of five advanced cities or satellite townships, featuring modern amenities, on a colossal 2,000 acres of land. Each location is slated to offer 30,000 sites and 5,000 houses, providing a cumulative total of 150,000 sites and 25,000 residences across these five future-forward townships.

To circumnavigate the hurdles of land acquisition costs for the KHB, the entire endeavor is conceptualized on a 50:50 public-private partnership (PPP) model, fostering cooperation with those who would otherwise lose land to this undertaking.

This significant proposal, if implemented, could transform Bengaluru's outskirts into a prime residential destination, ushering a new era of urban development. By attracting an international community, it could further bolster Bengaluru's reputation as a leading global city while maintaining a focus on natural integration and advanced living amenities.
