Maharashtra to rectify 20,000 illegitimate property registrations

In a sweeping move to ensure compliance with real estate regulations, the Maharashtra state government has initiated action against property registration officials implicated in the illegitimate registration of approximately 20,000 property documents. Nitin Kareer, the Additional Chief Secretary, revealed that these documents were illicitly registered, rendering them void from the outset. The mutation entries associated with these documents are slated for immediate correction.

The corrections are in response to violations of the Real Estate Regulatory Authority (RERA) rules and the Maharashtra Prevention of Fragmentation and Consolidation of Holdings Act, which have been breached in the property document registration process. Kareer communicated that local authorities have received instructions to audit the documents and rectify the erroneous entries.

Pune district has been a significant contributor to the issue, with around 10,000 suspect documents originating from there. Similar concerns have arisen from property documents filed in Thane, Chhatrapati Sambhaji Nagar, and Latur district. These regions' mutation entries will undergo a thorough examination and revision process to maintain regulatory compliance.

In a recent revelation, 500 documents in the Latur district were identified as violating the aforementioned acts. Swift action followed, with the commencement of proceedings against the registration department official responsible.

In a bid to further rectify the situation, the state government has recently enforced the transfer of three errant property registration department officials to non-executive roles. This trio is part of a larger group of 82 officials suspected of improper conduct in the registration of documents, hailing from the Pune, Thane, Chhatrapati Sambhaji Nagar, and Latur districts.
