The Kerala Real Estate Regulatory Authority (K-RERA) has launched its newly redesigned website, incorporating advanced features such as GIS mapping and property search tools. The website was officially unveiled by LSG minister M B Rajesh earlier this week.
The interactive maps provided by the project explorer on the website display not only the specific projects but also important aspects of the surrounding neighbourhood’s liveability, such as schools and hospitals. This feature allows buyers to track the development progress as reported by the developer. Additionally, users can conveniently access all relevant information, including plans, permits, brochures, and photos that indicate the current status of the projects with just one click.
According to P H Kurien, the chairman of K-RERA, the newly introduced features on the website enable potential buyers to make well-informed decisions. He also emphasized the importance of implementing reforms that would generate more revenue for the state by promoting the organized real estate sector. Kurien pointed out that in Kerala, apartments account for less than 10% of the total dwelling units, whereas in states like Maharashtra, the percentage is higher. He suggested that reforms in the Rent Control Act are necessary to give a boost to this sector.
According to Preetha Menon, a member of RERA, the website is a crucial requirement mandated by the act, and its implementation ensures transparency and standardization across India. She mentioned that the website also serves as a marketing tool for developers, while investors can obtain accurate information from it. The new website has been developed by Xocortx, a startup based in Kerala.
Radhika Ravindran, the managing partner of Xocortx, expressed the belief that the transparency and easy access to data provided by the website will reduce anxiety for non-resident Keralites during the home buying process. She stated that the project's ultimate success would be when the website becomes the primary search platform for any homebuyer in the state and serves as a model that can be replicated elsewhere.
The Rent Control Act in Kerala is a legislative framework that regulates the rental market and governs the rights and responsibilities of landlords and tenants. The primary objective of the act is to provide protection to tenants against arbitrary rent increases and eviction while ensuring fair treatment for landlords.
