Ghaziabad Master Plan 2031 incorporates SDAs and influence zones for strategic development

The implementation of the Ghaziabad Master Plan 2031 is anticipated to commence within the next two months. According to officials, a preliminary version of the plan will be included in the upcoming board meeting of the Ghaziabad Development Authority (GDA), expected to take place in early June. Subsequently, the plan will be submitted to the state government for approval, with the entire process set to conclude by July. Officials mentioned that Geographic Information System (GIS) was employed for the first time in developing the plan.

In the past, the process used to be performed manually. The draft of the new plan incorporates two special development areas (SDAs) and seven influence zones, which span the 17km priority section of the RAPIDX route.

The previous Master Plan 2021 has expired, prompting a renewed endeavour to establish a new master plan.  In contrast to previous master plans that spanned a 20-year period, the Master Plan 2031 is designed as a framework for the next 10 years. Notably, it encompasses additional areas such as Loni, Dasna, Modinagar, and Muradnagar.

According to officials, Ghaziabad's strategic location near the national capital and its well-connected road and rail networks, including the Delhi-Meerut Expressway, Eastern Peripheral Road, and Delhi-Howrah rail route, make it an ideal choice for the upcoming logistic hub in the National Capital Region (NCR). This logistic hub has also been incorporated into the Master Plan 2031.

According to the draft, a mere 5% of the land is allocated for industrial purposes, with approximately 8% specifically designated for logistics and warehouses. Additionally, two special development areas (SDAs) and several influence zones have been established along the 17-km priority section of the Regional Rapid Transit System (RRTS) corridor.

The influence zone refers to the region encompassing a radius of 1.5 kilometers around the seven RAPIDX stations. On the other hand, the special development areas (SDAs) will consist of approximately 250 hectares of land adjacent to Guldhar and 400 hectares near Duhai, along the Delhi-Meerut Expressway (DME). These SDAs are expected to transform into new townships.

In the Master Plan 2031, there has been a slight increase in the total land allocated for residential purposes compared to the 2021 plan, with the residential land proportion raised from 41.5% to 42%. Officials anticipate a rise in residential land utilization in the areas surrounding the RAPIDX corridor, the Delhi-Meerut Expressway (DME), and the Eastern Peripheral Road (EPE).
