Final audit report of Chintels Paradiso Towers expected soon

Gurugram residents eagerly await the release of the final audit report for four towers of Chintels Paradiso in Sector 109. The Shri Ram Institute has already submitted a sealed test report for Towers A, B, G, and H to the district administration. The report has now been forwarded to IIT-Delhi for analysis and recommendations on the habitability of the structures.

Once the report is made public, decisions regarding the future course of action will be made based on its findings. In addition, the district administration has instructed the institute to submit the audit report for Towers C and J within a month. Towers D, E, and F have already been deemed unsafe for habitation based on IIT-Delhi's recommendations, leading to an ongoing compensation settlement process under the supervision of Deputy Commissioner Nishant Yadav.

Chintels India, the developer, recently presented what it claims to be the "final offer" to residents of Towers D, E, and F. The offer allows residents to choose between compensation or having their flats repaired or rebuilt.

Chintels has proposed an all-inclusive compensation of Rs 6,500 per sq ft to residents of Towers D, E, and F, along with the cost of interior work and a refund of the stamp duty amount. Alternatively, the developer has offered to repair and/or rebuild the towers based on the recommendations of the Central Building Research Institute, pending the awaited audit report.

Meanwhile, Additional Deputy Commissioner Hitesh Meena met with flat owners of Towers E and F and urged them to share their concerns by the end of the week regarding vacating their flats within 15 days and surrendering possession to the developer. However, the flat owners expressed their dissatisfaction with Chintels' settlement proposal.

Taking a firm stance, the DC issued an early last week instructing residents of Towers E and F to vacate their flats within 15 days. Additionally, District Town Planner (Enforcement) Manish Yadav has been appointed as the nodal officer to enforce the order under Section 144 of the CrPC and oversee the process of evacuating the flats. Residents, however, have requested a three-month extension to vacate the two towers.

This marks the fourth time that Yadav has ordered the evacuation of the flats since the IIT-Delhi structural audit report in January deemed them "unfit" for habitation. The audit was conducted in response to the tragic collapse of living rooms in five flats of Tower D last year, resulting in the loss of two lives.
