Godrej Summit, a residential complex in Gurugram, is facing scrutiny as the Department of Town and Country
Planning (DTCP) has sent a show-cause notice to the developer and sealed two flats on the third and fourth floors. The
reason behind the action is the dismantling of the separating slab between the two flats, leading to significant
structural concerns. The living room of the fourth-floor flat now lacks a floor, with only exposed parts of the concrete
mesh visible, while the third-floor apartment has no roof. Residents of the society have raised complaints about cracks
in balconies and walls of other apartments, expressing concerns about the safety of the tower, especially following a
previous incident of flats collapsing in Chintels Paradiso.
The show-cause notice issued by the DTCP questions the developer about the structural changes made in apartments
303 and 403 without obtaining the necessary no-objection certificate from the department and society residents. The
notice also demands the immediate cessation of ongoing repair work and restoration of the flats to their original
approved plan. Failure to comply by May 17 may result in legal action being taken against the developer. The DTCP
inspection revealed violations of the terms and conditions of the group housing society license and the Haryana
Development and Regulation of Urban Areas Act.
Godrej Properties, the developer, responded by stating that they adhere to construction guidelines and were carrying
out repair work in the unoccupied flats under expert supervision. The company emphasized its commitment to
customer safety and assured residents that their well-being was a top priority. However, some residents expressed their
lack of knowledge regarding the ongoing changes and raised questions about whether it was initiated by the developer
or the flat owner. With approximately 1,400 flats in the society and over 600 families residing there, the situation has
raised concerns among the residents about the safety and integrity of the building.
