Around 1,000 cooperative housing societies in Pune, India that are over 30 years old are eagerly awaiting the implementation of a single-window system for the clearance of self-redevelopment projects, which was announced in September 2019. This system would allow the residents of the societies to shoulder the responsibility of construction by appointing a developer and ensuring control over the project. However, many societies have adopted a wait-and-watch policy due to the long wait for necessary clearances for self-redevelopment. Currently, nearly 45,000 of the 1.2 lakh registered cooperative housing societies and apartments in the state are over 30 years old and eligible for redevelopment.
In January, Deputy Chief Minister Devendra Fadnavis had stated that the state government was planning to restart the single-window system and implement the 2019 order. However, after four months, the state government has yet to issue the order, which is preventing many societies from applying for self-redevelopment, according to representatives of the state housing federation.
Moreover, the Maharashtra State Bank has already made a budget for self-redevelopment, but it is yet to be implemented. This situation has caused inconvenience and delays for cooperative housing societies who want to opt for self-redevelopment. Many of them have been waiting for years to start redevelopment and have become frustrated with the lengthy approval process.
In conclusion, the implementation of a single-window system for clearance of self-redevelopment projects has been long-awaited by cooperative housing societies in Pune, India. The delay in the issuance of the order by the state government has caused many societies to adopt a wait-and-watch policy, which has led to further delays in the redevelopment process. Representatives of the state housing federation have made representations to the government to expedite the implementation of the single-window system and ensure that the Maharashtra State Bank's budget for self-redevelopment is implemented as soon as possible.
