Chennai's Development Authority embraces digital revolution: A boost for Real Estate sector

In a bid to streamline processes and enhance transparency, the Chennai Metropolitan Development Authority (CMDA) has fully committed to digitizing its planning and approval processes. The move, which includes granting layout and subdivision approvals online, has been widely applauded by builders, who believe this will significantly stimulate the city's real estate sector.

The CMDA has been proactive in its digitization efforts, even integrating its software with the Greater Chennai Corporation and other local bodies within the Chennai Metropolitan Area. As a result, the process of issuing planning permissions has been simplified and made more efficient.

Since this digital shift last June, CMDA officials report receiving 670 online applications, with around 330 planning permissions issued, and over 63 of these were granted within 60 days this year, approximately one per day. Notably, several permissions were processed within 20 days, with the majority of applications pertaining to residential buildings. A total of 130 permissions were issued over the past two months alone.

P K Sekar Babu, Tamil Nadu's Minister of Charitable Endowments, lauded the development, describing it as a "win-win situation". He emphasized that the streamlined process would benefit both homeowners, who can now realize their dream homes quicker, and developers, who will save time and resources.

While the transition to digital did face some early obstacles, such as incomplete applications and software glitches, CMDA officials insist that these issues have been addressed and industry professionals are optimistic about the digital move.
