Bidhannagar authorities to send property tax bills from May 8

Beginning May 8, 2023, households in Salt Lake City can expect to receive property tax invoices for the initial half of the 2023-24 fiscal year from the Bidhannagar Municipal Corporation (BMC). Tax payments can be conveniently made online through the BMC website, where the tax bills will also be accessible.

According to officials, the municipal corporation garnered approximately Rs 33 crore from property tax and mutation fees in the preceding fiscal year, which concluded on March 31, 2023. The goal of the government is to generate a revenue of Rs 40 crore through property tax during the current fiscal year.

Authorities from the assessment and valuation department of BMC have stated that present tax bills will include all outstanding payments and overdue charges. Residents in the Salt Lake and neighbouring regions residing in wards 29 to 41 can view their tax statements on the BMC website starting May 8th. Additionally, starting in the second week of this month, they will obtain physical copies of the invoice, according to official sources.

Taxpayers residing in wards 1 to 26 of Rajarhat Gopalpur locality can make their tax payments through various modes such as online, cash, cheque, or draft at the tax collection centres from 11 am to 3 pm on any working day. According to officials, individuals who are ready to pay taxes at the collection centres are advised to bring a copy of their previous year's property tax bill, which was provided by BMC, to obtain the tax demand notice online.

According to municipal authorities, substantial amounts of taxes are outstanding and require collection. Taxpayers are required to pay a 10 percent penalty for any outstanding tax dues that they have yet to pay. This penalty will be applied in the third quarter, beginning in October. BMC has been conducting frequent campaigns in various districts, including large residential areas, to collect property taxes. As part of their initiative, they are providing the option of making payments in incremental instalments.

On June 18, 2015, the Bidhannagar Corporation was officially established, and it currently includes 41 Wards and 6 Boroughs. The BMC has increased the transparency of the property tax assessment and collection procedures through simplification. The Bidhannagar Municipality was given the authority to set boundaries on house tax changes and permit individuals to assess their own property tax.

The BMC computes property tax by determining the annual building valuation, which is equivalent to 5 percent of the total building valuation. Each year, 10% of the building's total value is set aside for maintenance purposes, while the rest is considered the final annual building valuation. The annual land valuation is determined by taking 5% of the land value stated in the sale or lease agreement.
