Bhive announces discounts and reductions in minimum investment threshold

Fractional ownership platform Bhive recently announced a reduction in its minimum investment threshold from 10 lac rupees to 5 lac rupees, making it easier for more individuals to enter and benefit from commercial real estate investment opportunities. The Bengaluru based fintech investment company, whose parent company is Bhive Workspace, intends to announce attractive offers and discounts on limited units in a bid to attract customers to invest in their portfolio.

Under the current initiative, Bhive has launched over 500 units of commercial space in ‘Brigade Metropolis’ in Whitefield, Bengaluru. Investors can invest as little as 5 lac rupees and benefit from an average rental return of up to 10.5 per cent per annum. Further, the company is enticing investors to make a commitment before 31st December 2022 by offering additional returns of up to 3 per cent. The company claims retail investors can earn up to 10 lac rupees on an investment of 1 crore rupees with them, touting it as one of the highest yield investment instruments in the Indian real estate sector.

Fractional ownership is a method of investment in commercial real estate (CRE) where several owners come together to purchase a single asset. Investments are usually made in Grade A office buildings. CRE comprises of large ticket sizes, making it hard for most retail investors to actively participate in. Fractional ownership portals are attempting to break this barrier by offering opportunities for fractional ownership in assets ranging across multiple locations and sizes. Investors benefit by being able to diversify their own portfolio and avail professional management services of their real estate asset. It is important to note that these fractional ownership entities are not regulated by SEBI or any other investment authority in India.
